About Homeownership

Northern Ocean Habitat for Humanity provides low-to-moderate income families with a unique opportunity to build and buy their own homes. Working alongside volunteers, Habitat homeowners put in sweat equity hours as they help build their own homes. Homeowners purchase their homes and pay an affordable mortgage. Habitat for Humanity homeowner mortgage payments are put into a revolving fund that helps pay for future houses in the northern Ocean County community.

"This house is such a blessing and a stress relief. My boys love it and I'm so grateful they're now in the Berkeley Township school district because they offer free after care. I find myself having much more free time to be me and do what I love. I love to cook and now have the time and space to do it. My oldest son had a best friend in his old school that just moved to Manitou Park, allowing them to reconnect. It's been an amazing experience so far."

The kids absolutely love it- they’ve already made friends in the neighborhood, and it has been amazing to see them so happy and comfortable. The location is wonderful, and it truly feels like the perfect place for us to grow and thrive. Every day, I am reminded of how much this home has changed our lives. Frequently asked questions

find out everything you need to know about
becoming a Habitat Homeowner

Interested in becoming a Habitat for Humanity homeowner? Below are some common questions our applicants have.

If you do not find answers to your questions below, please contact Program Services by emailing aschratz@northernoceanhabitat.org or calling (732) 818-9500 ext. 102.

What is the first step toward purchasing a Habitat House?

If you are interested in the Habitat for Humanity program and have reviewed the requirements to see if you qualify, the next step is to complete an application. We only accept applications when we have properties available and do not have a rolling application cycle.

To get information about upcoming builds and properties and when we are accepting applications, please check our website and our Facebook Page and ReStore Facebook Group, or contact Program Services by filling out a contact form or calling at (732) 818-9500.

How are the applicants selected?

Potential homebuyers will submit a completed application and supporting documents during the open application period. Qualified applicants will be contacted for a home visit to confirm the information provided on the application and thoroughly discuss program requirements. Once all interviews are
conducted, qualified applicants will be placed into a lottery, and partner homebuyers will be randomly selected. It’s important to note that we usually have a more qualified applicants than homes available. Northern Ocean habitat for Humanity and the Homeowner Selection Committee pre-qualify applicants in a way that does not discriminate based on race, color, religion, sex, handicap, familial status, sexual orientation, age, gender identity, or national origin.

Will background checks be conducted?

Yes. Habitat for Humanity does background checks on all household members over the age of 18.

What kinds of houses does Habitat build?

We typically build two to three-bedroom, wood-frame houses. Newly constructed homes do not have garages, basements (unless structurally necessary), or usable attics. Habitat builds and sells affordable, decent houses.

Do applicants get to choose the location or design of the home?

No. Habitat does not build custom houses. Habitat will choose the size of the home based on the household size and makeup. We expect two children of the same gender to share a bedroom if they are close in age. The location of the house is dependent upon land acquisition and municipality partnerships. The location will usually be discussed during the homeownership application process.

How much will the Habitat house cost?

Habitat sells houses for less than market value, and the final sales price will not be determined until the house is complete. However, Habitat will ensure housing payments are affordable. Habitat partner homebuyers will not pay more than 30% of their gross monthly household income at the time of the sale.
